What this site is

A national map of official open data for families looking at suburbs and addresses. It is not a property listing site and not a valuation.

Address vs suburb

An address is a LINZ point. In-zone schools and kilometres are true for that point. Crime, flood %, air, census, and market rent are the parent suburb or a coarser official area.

Residential filter

Lists skip harbours and empty polygons. A suburb stays on a list if address count is at least 20, and population is null or at least 50, and it is not “Area outside Territorial Authority” unless it has addresses. Saint Heliers, Glen Innes, and Point England stay in. Colour fills any Suburb or Locality that has a value for the selected metric, including places under that address count. Bays, lakes, islands, conservation parks, and “Area outside Territorial Authority” stay unfilled. Ethnicity colour runs from 0% to 50%+, not a rank against other suburbs.

Crime

Official meshblock victimisations are summed to the suburb. The rate is count ÷ population × 1,000 only when population is at least 500 and address count is at least 100. Bands are tertiles in the city/district if that pool is large enough, otherwise national. Labels are: fewer than typical for the city; typical for the city; more than typical for the city. National-scope suburbs say “for New Zealand” instead of the city. We do not publish murder, unique victims, or offender details at suburb level. The old Police-area table crime_stats is not used for suburb crime.

Schools & EQI

Lower EQI means fewer socio-economic barriers, not a “better school”. Suburb EQI is the lowest EQI among schools whose zone covers the suburb. Primary / Secondary filters use that group only (a composite school can sit in both). Rank 1 is the lowest EQI, for New Zealand and for the city/district. The national rank table is not split by school type. A school’s roll and ethnicity are the Ministry of Education 1 July return for that school, not Census residents of the suburb.

Flood & air

Flood is the share of the suburb polygon, not “this house floods”. Air is the nearest station; many suburbs are tens of kilometres away.

Rent

Census rent is the census median rent paid (older). Market rent is bonds lodged with Tenancy Services. Internet market-rent areas are official bundles (for example Herne Bay / St Heliers), not one LINZ suburb. City/district copies are labelled as such. The bedroom table prefers House. This is not the rent of a property.

Colour

Dark green is better for the selected metric; light green is worse. Better means fewer victimisations, less flood, lower PM2.5, lower EQI, higher income, or lower rent. Crime is three bands (fewer, typical, more), not a smooth rate. Best/Worst on Top lists only changes order, not colours. Profile sections have their own wash; comparable values use a gradual shade. Population and demographics are not shaded.

Scoring (paid)

You pick metrics and High/Medium/Low (weights 3/2/1). Each metric scores 1, 2, or 3, then is multiplied by that weight. Missing data is shown as a range and ranked by the low end. Percentiles are within the city filter, otherwise national. Rent scoring uses 3-bed House, else 2-bed House, at market-rent or SA2 grain only — not city copies.

What we do not claim

This is not advice to buy a house, not a crime forecast, and not a school quality ranking. Official sources remain authoritative.
